AG Real Estate France and PRD launch the construction of 90 000 m2 logistics platform

Located in the municipalities of Sandouville and Saint Vigor d’Ymonville, to the east of the multimodal terminal, the Pont de Normandie Logistics Park 3 (known by the French abbreviation PLPN3) has reached an exciting milestone: AG Real Estate France and PRD, the investor and the developer of the operation respectively, are launching the construction of a 92 000 m2 platform.

Located in the municipalities of Sandouville and Saint Vigor d’Ymonville, to the east of the multimodal terminal, the Pont de Normandie Logistics Park 3 (known by the French abbreviation PLPN3) has reached an exciting milestone: AG Real Estate France and PRD, the investor and the developer of the operation respectively, are launching the construction of a 92 000 m2 platform.

The works will start on a latest generation building (Class A) in January 2020 with delivery scheduled in the beginning of 2021. It will be the largest logistics platform built in Le Havre and the most importance “speculative” such project launched in France. It will feature high quality and divisible premises to let. The construction will be carried out by PRD, the developer of the operation on behalf of AG Real Estate which is assuming the investment.

For AG Real Estate France, Thibault Delamain, general manager: “We are convinced that this unique building by the Seine waterway will meet the broadest needs of users thanks to its XXL size and the possibilities it offers in terms of massification and optimization with 12,000 m² nodes. For this operation, AG Real Estate confirms its capacity to position itself upstream from emblematic and structuring projects. By working with PRD, we are opting to offer buildings of extremely high quality, divisible for several users and labelled with the best standards on the market. This building will bolster our logistical position in France and enable us to maintain a 20% ratio of logistics assets in our French property portfolio which is worth €1.2 billion.”

By launching the biggest speculative operation in France at the port of Le Havre, AG is restating it confidence in PRD (4th joint operation in 5 years) and PRD its loyalty to its big clients. This operation also enshrines Le Havre as a prime logistics location fully in line with PRD’s strategy.”

For Haropa – Port of Le Havre, Baptiste Maurant, general manager: “I am delighted with this first cooperation of the Port of Le Havre with AG REAL ESTATE and PRD. The project is a key step in the development of PLPN3 and confirms the interest of investors in logistics in Le Havre and the entire Seine waterway. The operation is right on pace with our investment programme of €600 million devoted to the development of our port which is investing, enlarging and adapting. I am thinking in particular of the refurbishment works on Docks 11 and 12 of Port 2000 thanks to which we will have 700 m of additional docks to bolster even more our capacity to accommodate the largest container ships in the world.”

We should bear in mind that as in the case of PLPN 1 and PLPN2, PLPN3 offers latest generation transhipment solutions in the immediate vicinity of the Multimodal Terminal, linked directly with the terminals of Port 2000, i.e. an expanse of 170 hectares, including 47 hectares for PLPN3. Some 700 people work for PLPN1 and 2 alone, and when the programme is finished, we will reach the 1500 job mark.
