As part of the future redevelopment of the office buildings located at Avenue de Beaulieu 1-11, 1160 Brussels, AG Real Estate and Atenor, in collaboration with the BMA, are announcing the organisation of an architecture competition aimed at transforming the existing buildings into a mixed, mostly residential project.

Espace Beaulieu occupies a prime location along the future urban boulevard in Auderghem. Consisting of three buildings, it covers a total surface area of approximately 39,000 m² above ground with a basement area measuring 23,000 m². Built between 1990 and 1993, it was occupied by the European Commission until 2020. Planning and environmental permits had been granted in 2022, with the objective being a profound renovation of the buildings to transform them into office spaces.

In consultation with the regional and local authorities, Atenor and AG Real Estate are now proposing that these structures be transformed for predominantly residential use. This new allocation will be more in line with market expectations and developments focused on sustainability, wellbeing, accessibility, and innovation.

The tender is intended for architectural firms or groups of architects. The selection will take place in three stages:

  • Submission of bids on 22 December 2023
  • Submission of a vision proposal on 13 February 2024
  • Presentation of the bids by the successful bidders based on their vision note of 3 April 2024

The successful bidder will be announced on 17 April 2024.
