While preserving the environment and spirit of the place, AG Real Estate France and BECITY’s project is in line with plans to transform Saint-Sauveur area, turning it into an attractive, socially mixed, and sustainable neighbourhood.

It’s a real architectural challenge with the restructuring of an existing 10-storey tower that will sit upon a new building at the heart of the block. It will include green spaces and the whole construction has been redesigned for more urban connection and coherence.

The building will offer services tailored to the demands of users seeking flexibility (flex office spaces), convivial spaces and places that attract talent. It will have a 380 m2 terrace and a 125 m2 rooftop offering an exceptional view of Lille city centre. The development also includes a business (brasserie) on the ground floor of the building, opening onto Jean-Baptiste Lebas park.

Finally, the project will have very strong environmental ambitions, with the BREEAM Very Good, WELL and Wired Score Silver certifications.

This asset is in line with AG Real Estate France’s strategy as it is tailored to users’ new requirements and located at the heart of a large regional centre (Lille is the second tertiary market in the provinces), showing a truly reassuring market depth with respect to the operation’s rental risk.

The sale for future completion will be reiterated in early 2022 after the final administrative authorisations have been obtained, and delivery is planned for the start of 2024.
